Habitability Intelligence Certificate

Know the environment behind an address.

One cell. Every layer at the accuracy it's actually measured at.

Give us an address or a coordinate pair. You get back a certificate: a single, printable page carrying the location's environmental score, the six graded bands behind it, and a QR that anyone — a buyer, a lender, a client — can scan to verify it. The full Cell Report sits underneath as the evidence. No subscription, no seats, no software to learn. Sign in with your email — there is no password.

Sample CleanZone certificate — Barcelona cell, score 84/100

Introductory price

$149.95$89.95 per certificate

One address, one payment, issued the same day. Printable PDF + digital certificate + listing badge. 7-day money-back guarantee. If a cell lacks the measured coverage to score, we say so before you pay.

How it works

Three steps, no system to log into

1

Send the location

A street address, a plot reference or raw coordinates — whichever you have. One certificate covers one research cell, so a whole street or a small development is usually one order.

2

We issue it

The cell is read across 117 measured layers from 40 public sources and graded against the published standards. The exact figures are then frozen, fingerprinted and sealed under a certificate number and dataset version.

3

Print it, attach it, send it

You receive the certificate PDF, a permanent verification page and a compact listing badge. Put it in the pack, the listing, the report you already charge for.

What you receive

The certificate, as it prints

Landscape A4. Restrained enough to sit in a due-diligence pack next to an energy certificate or a survey, plain enough that a buyer reads it in ten seconds. The sample below is a real Barcelona cell.

CleanZone certificate — Barcelona research cell, score 84/100, six graded bands, verification QR

The reading shown is a real sample cell. The certificate you order carries your location's own numbers, its own certificate number, and its own verification page. Four print styles are available — name one in the order note, or we issue the classic.

One purchase, three artefacts

Everything comes from the same certificate record

📄

Certificate PDF

Landscape A4, print-ready. Goes in the listing pack, the client folder, the due-diligence bundle — wherever paper still decides things.

The full Cell Report

Every certificate includes it: all 117 layers with the regional normal alongside, source and standard cited per row, exportable as CSV.

Who orders these

Bought by the people who have to answer for the address

A certificate costs $89.95 against a transaction usually worth six or seven figures. Nobody here wants another research subscription — they want one document they can hand over.

Estate agents & brokers

Answer the air, water, radon and flight-noise questions before the viewing, in writing, with a source behind every line.

Attach to the listing · hand to the buyer · end the "is it noisy?" loop

Buyers & their advisers

An independent reading on the location the seller's pack never covers, while there is still time to walk away.

Due-diligence pack · negotiation evidence · shortlist comparison

Relocation & buying agents

Screen a shortlist by numbers rather than impressions, and give the client a document that justifies the fee.

Client deliverable · billable line item · one per shortlisted area

Developers, land & planning

Site screening before the money moves — seismic, flood, industrial, hazard-pin proximity and air quality on one page.

Land appraisal · investor pack · planning submission annex

Architects & surveyors

An environmental context sheet to open a report with, already graded against WHO and EPA guidance.

Report annex · design brief · client conversation opener

What the certificate grades

Six bands, graded against the published standards

Where a published guideline exists — WHO air and water limits, US EPA action levels, the GEM seismic model — the layer is graded against it, and the fine print on the row names the standard. Where none exists, the row cites the measured record itself: the ADS-B flight log, the VIIRS radiance pass. No row grades against our own opinion.

🌫

Air

PM2.5, NO₂, O₃, SO₂, CO and the pollen seasons that shape where you can live comfortably.

Graded against WHO and EU annual air-quality guidelines
💧

Water

Hardness, nitrate, arsenic and lead — the chemistry that corrodes pipes, stains fixtures and lands in the glass.

Graded against WHO and US EPA drinking-water limits

Radon

The cell's radon norm — the single biggest unmeasured variable in most people's indoor exposure.

Graded against the WHO and EPA action level
🔊

Noise

Community noise score built from traffic, flight and industrial sources — not a single-point meter reading.

Graded against WHO community-noise guidance
✈️

Flight + light

Flight counts and density from the ADS-B record; night-sky radiance from the same satellite pass scientists use.

OpenSky ADS-B record · VIIRS night-time radiance
🌍

Ground + hazard

Peak ground acceleration, G-Tower and high-voltage-line counts, industrial plants, airports — the structural risk that no build quality changes.

GEM/USGS seismic model · OSM infrastructure

Maximum per-layer accuracy

Why resolution matters

A 25 km cell can hold a flight corridor and a quiet pocket in the same square. The certificate resolves each layer as far as its source actually measures — and says plainly which layers stay at the base cell because the source grid stops there.

Layer Resolution on the certificate
Base research cell0.25° (~25 km)
Flight paths & density~1 km
Light pollution (night radiance)~460 m
Forest / tree cover~110 m
Air, water, radon, noise, hazard0.25° cell, full scored detail

Layers resolve as far as their source measures: the OpenSky flight grid, VIIRS light tiles and forest cover sharpen finer than the 0.25° research cell; air, water, radon and hazard grids are published at the base cell, so the certificate shows them at full detail rather than inventing finer ones.

Issued reading vs current reading

A certificate is a moment, permanently

Your certificate never silently changes. The reading it was issued at stays exactly as printed, tied to its dataset version. When the underlying data moves, the verification page shows both — so a scanner in two years sees the reading you were issued with the current one beside it, and the difference in plain view.

Issued reading

84/100

Dataset 2026.08 · issued 2 August 2026 · immutable

Current reading

82/100

Dataset 2026.10 · updated 14 October 2026 · live

Both readings are public on the certificate's verification page, and the issued figures are fingerprinted at issue — a reprint has to match the stored record exactly. If a location has moved enough to matter, a reissued certificate at the current dataset is a fraction of the first.

Volume & agencies

Certificates by the book of listings

An agency does not need ten CleanZone seats. It needs certificates it can attach to properties. Buy issuance credits, draw them down as listings come in — every certificate carries that listing's score and sends the scanner to a verification page. The account is self-serve: sign in with Management on this page, buy, issue, and the certificate API key for automated issuance is already there.

Single certificate

$89.95

Introductory, list $149.95. One location, issued in seconds, everything included.

Any quantity

× $89.95

5, 25, 100 or a number you type. Credits sit on the account and are drawn down as listings come in — they do not expire.

API included

No extra fee

Every account carries an API key the moment it exists. Issue one certificate or 3,500 in a batch; your credit balance is the only quota.

Invoice for large books

Bank transfer

Past $999,999.99 a card cannot carry the payment. Request an invoice from the account — card or transfer, payable in parts.

Every credit is the same $89.95 against the $149.95 list, whatever the quantity. Sign in with Management at the top of this page — email only, no password — and the account opens at cleanz.one/certificates, where credits, issued certificates and CSV batches all live. Credits appear the moment the payment clears, and the certificate API key is on that same page. That key talks to the certificate API on its own host: POST /v1/certificates for one, POST /v1/certificate-batches for a whole book (CSV or JSON, a template per listing, ZIP and manifest when it finishes). The host comes with the key. It is the certificate system only — the map/data API is a separate product with separate keys.

Questions

Straight answers

What exactly do I receive?

A landscape A4 certificate PDF carrying the CleanZone crest, the location's score and grade, the six graded bands, the strengths and points to review, and a QR. The QR opens a permanent verification page — no account, no paywall — and the full Cell Report, all 117 layers with sources, sits underneath it. A compact listing badge comes with it for the property listing itself.

Do I need a CleanZone subscription or account?

No. This is a one-off product: you send an address or coordinates, you get a certificate. Nothing renews, nothing to log into. The CleanZone research platform is a separate thing entirely — you never have to touch it. Order a certificate →

Can I put it in a listing or a client pack?

Yes — that's what it's for. Print it, attach it to the particulars, include it in a due-diligence bundle, or embed the listing badge on the property page. The verification page is public, so anyone you send it to can check it themselves.

What happens when the data updates?

Your certificate keeps the reading it was issued at, tied to its dataset version, permanently. The verification page shows that issued reading alongside the current one, so nothing changes behind your back and nothing pretends to be fresher than it is. Reissuing at the current dataset costs a fraction of the first certificate.

Is this a survey?

No. It is an environmental screening certificate built from public measurement — VIIRS, CAMS, GEM, USGS, OpenSky, OSM, WHO and EPA standards — each figure with its source and standard cited. It tells you what the location's environment reads like and where to look harder. It does not replace a site survey, a radon test kit or a structural report. Verify on the ground before you act.

What if your data is thin where my address is?

Then no certificate is issued. A score only exists when at least half its weighted components carry a real measured value in that cell — below that threshold we decline the order before any payment is taken. A certificate built on thin coverage would be worth nothing to hand over, so we never print one.

How precise is a location?

The base research cell is 0.25°, about 25 km, and several layers resolve far finer — flights to about a kilometre, night light to about 460 metres, tree cover to about 110 metres. Each row states its own resolution, so nothing is presented as sharper than the source that measured it.

Why $89.95?

The certificate is priced at $149.95; $89.95 is the introductory price while the product is new. Against a purchase, a listing or a land appraisal, an independent environmental reading is the cheapest line in the file. Order at the introductory price →
